Signal House Completes DC’s Union Market District With Contemporary Office Space

Signal House has opened last year in Washington, D.C., as the first new office building in Union Market, a gourmet food court that has been around since 2012 and spearheaded the transformation of a former industrial wholesale distribution center magnet for commercial and residential development.

Why is this important: At Signal House, Carr Properties – a private real estate investment trust that owns, manages, acquires and develops properties in DC, Boston and Austin – has created a building to complement the emerging mall and capitalize on the expectation of a hand -modern work to have access to walkable amenities, new restaurants and shops, and public transportation. Developed on speculation, the property is currently 66% let after Carr signed a series of tenants late last year that included the first DC office for video-sharing app TikTok.

Enlarge: Designed by Gensler, the 236,204 square foot building pays homage to the area’s industrial history with a unique terra cotta, metal and glass exterior. With some of the tallest ceilings and widest column spacings in the city, the property includes a DJ booth, karaoke room, and demo kitchen and bar, as well as convertible meeting space, a hall motherhood and welfare and views of the Capitol. The property also features 12,340 square feet of retail space that will be anchored by Starr Restaurant Group, the team behind DC restaurants such as Le Diplomat and St. Anselm, which has leased space along Morse Street for a restaurant scheduled to open in early 2023.
